Booking

After payment, the tenant will receive a rental confirmation by e-mail.
The booking is final only after payment of the full amount including deposit.

Rental costs

The rental fee refers to the rent of the tiny house as listed on the website. Rent includes. bed and bath linen, final cleaning, wireless internet and normal consumption of water, electricity and gas. Excessive consumption may be charged at the then current rates. In case of exceptional increases in energy prices, the landlord may still charge for energy consumption. This surcharge, if applicable, will be communicated before the start of the stay.

The tenant will reduce energy consumption by closing windows and doors if the heating is on, and not wasting water or electricity.

Charging of electric cars is not allowed without prior notification to the landlord.

When leaving the property, the house should be returned in a clean condition (tidy and broom clean). The household appliances used (oven, hob, ofyr …) should be cleaned. Failure to comply with these conditions may incur an additional cleaning fee of €25/hour.

Deposit: the holiday home and its surroundings should be used with care and in accordance with the destination. To this end, we require a mandatory deposit of € 150 before your stay. This deposit will be refunded after deduction of any damage/ extra consumption within 3 weeks of the rental period. If the damage exceeds the amount of the deposit, the tenant is obliged to make an additional payment within a week of being notified.

Cancellation policy

The tenant can cancel in writing, within a 7-day reflection period after reservation, free of charge.
Rebooking: up to 6 months before arrival, you can change the dates of your booking once.

In case of cancellation by the tenant, the following charges will apply (these also apply in case of cancellation due to force majeure):
For cancellation up to the 30th day before the day of arrival: 50% of the rental price.
In case of cancellation from the 30th day until the day of arrival or later: the full rental price
If the stay cannot take place due to measures imposed by the Belgian government or another government body, the cancellation conditions will also apply. We therefore recommend taking out travel and/or cancellation insurance so that, if circumstances or force majeure compel you to cancel your holiday or have to cut it short early, your funds can be recovered. Please check with your insurance agent in good time for adequate insurance cover
A change or cancellation by the hirer must always be notified in writing or by e-mail, stating name and rental period.

Cancellation by the landlord :
If circumstances force the landlord to cancel the stay, the tenant will be notified immediately and the rental agreement will lapse. In this case, within 48 hours of the aforementioned notification to the tenant, the landlord will refund the amount already paid by the tenant. In this case, the lessee will not have any more or other right than to reclaim the sums already paid and therefore expressly waives any further rights.
The landlord reserves the right to cancel the rental agreement in case of inaccuracy of the personal data provided.

House rules

Rental periods are free to choose with a minimum of 2 nights.
Check-in from 15h, check-out no later than 12h.
No pets are allowed in our holiday home.
Smoking is prohibited in the holiday home.
The holiday home is not rented out for bachelor parties, student antics or other excessive drinking parties.
In case of booking under false pretences, the deposit/guarantee will be retained and the tenant will not be granted access to the holiday home/the holiday home will be denied.

In case of fire, leave the building as soon as possible and notify the fire brigade (call 112) and the owner. In case of a small fire, you can first make 1 attempt to extinguish it yourself with the fire extinguishers provided there.
Candles and the use of deep fryers are not allowed for fire safety reasons.

It is not allowed to occupy the property with more than the stated maximum number of people (4 people). Additional tents, caravans or motorhomes are also not allowed. Children less than 2 years old are not counted as full persons, but should be mentioned in advance.
Domestic waste should be properly sorted in the bins provided.

It is forbidden to enter the owner’s private buildings or private gardens. 

Liability

The tenant undertakes to treat the leased property with due diligence. In case of nuisance and/or damage to the house or inventory, or non-compliance with the house rules, you run the risk of having to leave the holiday home.
As landlord, we have no liability for theft, loss or damage of or to property or persons of any kind during or as a result of a stay in our holiday home.
As landlords, we are not liable for service failures or defects in services provided by third parties.
The lessee is liable for all loss and/or damage to the rented accommodation and/or other property of the lessor arising during its use by you and/or other users, whether due to acts or omissions of yourself and/or third parties who are in the property with your permission.
All damages must be reported to the landlord before the tenant’s departure.

Complaints

Complaints related to inventory and (existing) damage or defects should be reported immediately on 0474 884 538 or by email at stay@tinyfox.be, so that the landlord has the opportunity to resolve the complaint. If it turns out afterwards that the tenant did not report the error or imperfection, he loses the right to any refund.

Other

The rental agreement is governed by Belgian law.

All entries on the Tiny Fox website (www.tinyfox.be) are deemed to be provided in good faith and are always subject to interim updates. The landlord is not bound by obvious errors on its website.
